Frequently Asked Questions

Q: Does everyone that is wanting to live in a unit have to fill out an application?
A: Yes. Anyone 18 yrs of age and older, living in the unit, will need to complete an application.


Q: Is there an application fee?

A: Yes. The application fee is $15 per person.


Q: How long are the leases?

A: Standard leases are 12 months. Short term leases are available for an additional fee at select locations.


Q: Is subleasing allowed?

A: Yes. If you choose to sublet your unit, you will be responsible for finding a new tenant(s). They must complete an application and be approved by management prior to move in. There is also a sublet fee of $100 for administrative fees.


Q: How much is the security deposit and when is it due?

A: The security deposit is typically the same amount as rent unless there is a monthly promotion. The deposit is due at the time you sign your lease.


Q: Does everyone renting the unit have to sign the lease at the same time?

A: No. One person is able to sign the lease at a time. We are also able to mail, fax, or electronically sign the lease.


Q: When is rent due? When is it considered late? What is the late fee?

A: Rent is due on the 1st of each month. It is not considered late until after the 5th of the month. There is a late fee for each unit if rent is received after the 5th of the month. There is also a rent drop box in front of our office if it is after business hours.


Q: Can we write more than one check each month to pay our rent?

A: Yes. We allow you write as many checks as needed.


Q: Who do I write my check or money order to?

A: All checks and money orders must be written to the complex you live in. Example: Sycamore Apartments, The Stables, Overlook Apartments, The Paddock.


Q: Is auto withdraw possible for my monthly rent?

A: Yes. A form for us to automatically withdraw a monthly amount from your checking account is given to everyone with your lease packet. The completed form, a start date, and a voided check is needed to start the process. It is up to you to change the amount of the withdraw if needed. A signature is needed to cancel the withdraw as well.


Q: When is my first rent payment due?

A: The first rent payment is due the day you will move into the unit, unless specified by management.

Q: Are pets allowed in the apartments?

A: Pets are allowed at some locations. We allow pets at our Sycamore location and cats only at the other locations. There is a $250 non-refundable pet fee, as well as an additional $35/month to have a pet(s) in your unit. The monthly fee is for the unit as a whole, and not per pet. There is a maximum of 3 pets allowed per unit and there are breed restrictions
